Smoke Alarms

Due to recent changes in legislation enforced by NSW Dept of Fair Trading, diligent smoke alarm testing and fault management is more important than ever.

We service your properties smoke alarms on an annual basis for a fixed cost, regardless of the volume of faults and tenancy changes, both of which require documented checks which we supply in the form of detailed smoke alarm compliance certifications.

All inspections utilise a stringent 3-point check with replacement alarms quality 10yr lithium.

No extra costs or hidden fees.

Water Efficiency

We use digital water flow meters to ensure accuracy and provide photographic evidence as part of our detailed compliance report.
If separately metered, your property’s water efficiency is subject to testing at the start of each new tenancy enabling water costs to be passed on to the tenant. At this time, water flows must be within guidelines and any leaks must be identified and repaired.
Our technicians inspect and assess each fixture, ensuring the legislative guidelines for maximum water flow rates are being adhered to and installing restrictors on the spot. Leaks are identified and agents are notified.

Corded Blinds Safety

We ensure that each corded interior window covering is assessed and scored against safety requirements.

In instances where curtain or blind cords fail to meet these requirements, we install cord tensioners and cleats or shorten, where required. Each covering is photographed and compiled in a report for the agent and landlords’ peace of mind.

RCD Safety Switches

Faulty safety switches are a health and safety risk and pose a real threat of potential liability for landlords. We check to see if they are present and conduct push tests to report to the agent and landlord, ensuring the safety of your tenants.

Test & Tag of Electrical Appliance

Our trained and fully qualified team members can visually inspect your electrical appliances for any damage, as well as perform stringent electrical testing using a Portable Appliance Tester. This ensures your equipment remains in safe working order at all times. You’ll have peace of mind knowing your equipment is working well and safe from electrical dangers.

Carbon Dioxide Testing

Ensure the gas heater is switched off.

Close all external doors and windows.

Ensure all extraction fans are switched off.

Position a suitable smoke producing device at the appliance draught diverter relief openings, or next to appliance openings.

Note any observable effects so a comparison can be made when the test for a negative pressure environment is conducted.
